(Ⅳ). Condition-Based Maintenance

Condition-based maintenance means fixing a machine when it starts to have problems, instead of waiting until it completely breaks. Many machines give a signal that they're having issues before they stop working completely. Condition-based maintenance lets us respond quickly when a machine is about to fail.

  • Using condition-based maintenance requires gathering lots of data.

  • Fewer machine breakdowns: Condition-based maintenance might help you avoid a big problem with your machine. 
  • That means you won't have to suddenly spend a lot of money to get a new one.
  • Machines available: If an important machine suddenly stops working, you might lose a whole day or more of work.

Now that we talked about ways to prevent problems, let's look at fixing things when they go wrong.

Benefits

  • Fixing things only when they break isn't the best way, but there are some good things about it:
  • Less money at the beginning: If you don't spend money to stop things from breaking, you won't spend as much at the start.
  • Not many workers needed: If you don't plan to stop things from breaking, you won't need lots of workers to watch things. 
  • You only need a few to fix things when they break.
  • No need to plan: When things break, workers come fast to fix them. 
  • You don't have to plan anything. 
  • Just wait for them to come and fix it. 
  • You don't need to do anything.

Example

  • If a restaurant's refrigerator suddenly stops working, the food inside might go bad, and the restaurant might have to close because of health concerns. 
  • If the refrigerator doesn't work for a long time, it could really hurt the restaurant.

(Ⅱ). Emergency Maintenance

Emergency maintenance is like when things suddenly break and need to be fixed right away. It's similar to reactive maintenance, where you quickly respond to equipment breaking.

But emergency maintenance is even more urgent because it involves a danger to people's health and safety. For example, if a factory suddenly has a dangerous chemical spill, everyone might need to leave and the right authorities need to be told.

  • Usually, you don't want to suddenly have to fix something really important. 
  • The mess you deal with is usually not worth the money you might have saved by planning ahead.
  • But there are two good things about this situation:
  • It doesn't cost money at the beginning: Sometimes, you can't predict when something really bad might happen to your business and the people who work there. 
  • So, besides doing the normal safety things, unexpected accidents can still happen even if you spend money on safety.
  • You don't need to plan: Again, this might not be much of a "good thing" when you're actually in a situation that's really bad for the health of your business, workers, and customers. 
  • But the "positive" part is that you don't need to spend a lot of time planning for these kinds of things.

Example

  • If a pipe that carries waste gets blocked and makes water flood a person's rented home, fixing everything and repairing things could make the building owner spend a lot of money, maybe thousands. 
  • This might also make the people living in that home and nearby homes have to leave for a while.

(Ⅲ). Corrective Maintenance

Corrective maintenance means fixing something when it's broken so it works again. It's like fixing a toy that's not working. It's not a plan, but just fixing one thing. Sometimes we can fix the problem before it becomes big or stops the thing completely.

Benefits

  • Fixing things quickly when they break has some good things:
  • Less Time with Machines Off: When something breaks, fixing it fast means the machine is not broken for long.
  • Less Money and Time for Reacting: Planning for fixing things after they break costs money and time. 
  • Quick fixing (corrective action) needs less planning and saves these.
  • Less Urgent Fixes: If we don't quickly fix small problems, they can become big and urgent. 
  • Quick fixing usually stops this from happening.

Example

  • If ice forms in a big cold room (like a freezer) that a restaurant uses, it can become a big problem. 
  • The ice can stop the cold room from working well, and this can make the machines that keep it cold use more energy and not work as well. 
  • If ice has already formed, it can be melted by turning off the cold system for a while or by using a special tool like a hair dryer to make it melt faster. 
  • Doing this is a good and cheap way to fix the problem.
  • There are different ways to take care of machines, and each way has good and not-so-good things about it. 
  • It's important to find what works best for your business so you don't have to spend a lot of money fixing things later on.

(3). Facility Maintenance

Taking care of a building is called facility maintenance. This means making sure everything inside and outside the building works well and is safe.

There are two types of maintenance: one is to stop problems before they happen (preventive), like fixing machines before they break. The other is to fix things when they break (reactive), like painting walls to keep them nice.

(4). Property Maintenance

Property maintenance means doing things to make sure a building or place keeps working well and stays in good condition. This includes fixing things when they're broken or stopping them from breaking in the first place. 

Fixing things when they're broken is called "reactive maintenance." Checking and changing things regularly to prevent them from breaking is called "preventive maintenance." For example, changing filters in important machines like heating and cooling systems.
